If you’re PCSing here, you’re not alone. Thousands of service members make this move every year, and the good news is the region is built around military life in a way most duty stations aren’t.

Which City is Right for You?

Norfolk & Portsmouth — Closest to NS Norfolk and the shipyard. Older housing stock, lower price points, and shorter commutes for sailors. Norfolk has been improving significantly — downtown has solid dining and nightlife if that matters to your family.

Virginia Beach — Popular with E-5 and above who want more space and better schools. Longer commute to Norfolk but closer to NAS Oceana. BAH typically covers a solid 3-bedroom here at mid-grade pay.

Chesapeake — A favorite for families. Great schools, newer construction, quieter neighborhoods. Commute to Norfolk can be rough depending on which part of Chesapeake you’re in — ask about traffic before you commit.

Hampton & Newport News — Best fit if you’re at Langley AFB or Fort Eustis. More affordable than Virginia Beach, and the Peninsula has improved a lot over the past decade. Newport News has some rough pockets — neighborhoods matter here more than most cities, so do your research.

Suffolk — Furthest out, most affordable, newest construction. Good option if you’re okay with a longer drive and want the most house for your BAH dollar.

On-Base vs. Off-Base

Wait times for on-base housing in Hampton Roads vary by rank and family size — some families get in quickly, others wait months. If you’re considering on-base, get on the waitlist the moment your orders are cut and have an off-base plan ready as a backup.
